Appraising in Today’s Market

In these challenging economic times, appraising residential properties is best left to professionals with experience. Most clients are interested in knowing the market value of their property. Market value is determined by using market sales and not distressed properties. In some neighborhoods, market value and liquidation value are interchangeable. This occurs when listing prices are reduced to liquidation value. Distressed sales may have eroded market value. In such cases, distressed sales may be appropriate for use in an appraisal. In our area, there is still a significant difference between market value and liquidation value. It is always preferable to use market value sales in an appraisal.

Listing Agents

When real estate agents encounter difficulty setting a list price, they will call on us to appraise the property. If a listing has become stagnant and the sellers are not familiar with market values in their neighborhood, we are brought in to provide a data-supported opinion of value to help accurately establish a list price. We gladly spend time with sellers to explain the appraisal process and the appraisal report and are always willing to listen to what they have to say. Often sellers provide information about their neighborhood that cannot be found in MLS or public records.

Cash Buyers

Cash buyers are very important in our real estate recovery in Southwest Florida. We provide many appraisals for cash investors prior to an offer being made and after a contract has been signed. We gladly work within demanding time constraints outlined in contracts and place a high priority on these clients.

Bank Appraisals

Appraisal services vary widely. Banks still order appraisals for purchases and refinances. Our services are also used when banks are preparing to foreclose on a home or when a short sale is being negotiated. Banks rely on appraisal reviews to evaluate their loan decisions. We have found that banks will only call seasoned appraisers for these functions. We are honored to be asked to perform these functions for a wide variety of local and national lenders.
